What Is Bader Tenant Protection? Understanding Storage Insurance at Express Storage

Storage Tips

September 2nd, 2026

When you rent a storage unit, you’re probably thinking about how much space you need, what you’re going to store, and how long you’ll need the unit. One thing that’s also important to consider is insurance coverage for the belongings inside your storage unit. Express Storage offers access to the Bader Insurance Program, which is designed specifically to provide coverage for eligible personal property kept in a leased storage unit. Here’s what storage customers should know.

What Does Bader Storage Insurance Cover?

Bader Storage Insurance provides coverage for direct physical loss or damage to eligible property stored inside an enclosed storage unit. Certain locked vehicles stored outdoors behind a locked fence at the leased premises may also qualify for coverage. Coverage applies to specific covered causes of loss and is subject to the terms, limits, conditions, and exclusions of the policy.

Covered causes of loss may include:
  • Fire and lightning
  • Windstorm, hail, tornado, and hurricane
  • Smoke
  • Vandalism and malicious mischief
  • Earthquake
  • Weight of ice, snow, or sleet
  • Building collapse
  • Certain types of water damage
  • Rodent damage
  • Burglary involving forcible entry

Because every claim and situation is different, customers should review their policy documentation or contact Bader directly with specific questions regarding coverage.

What Coverage Options Are Available?

Bader offers several coverage levels, so you can choose an option based on the approximate value of the belongings you plan to keep in storage.

Current coverage options include:
  • $3,000 coverage limit — $13 per month
  • $5,000 coverage limit — $22 per month
  • $10,000 coverage limit — $45 per month

All covered losses are generally subject to a $100 deductible. However, that deductible is waived when the storage space is secured with a qualifying disc or cylinder lock.Additional coverage options may also be available in some states. When selecting a coverage amount, consider the total replacement value of the belongings you’ll have in your unit rather than simply estimating what you originally paid for them.

Is Bader Insurance Required?

You are not required to purchase a Bader policy simply because you rent a storage unit. If your rental agreement requires insurance coverage, you may be able to satisfy that requirement either through the Bader Insurance Program or by providing proof of another applicable insurance policy. If you already have homeowners, renters, business, auto, watercraft, or another form of insurance, check with your provider to determine whether your belongings are covered while in storage.

What Should You Do if Something Happens to Your Stored Property?

If you experience damage, burglary, vandalism, or another potential covered loss, there are several steps you should take. First, take reasonable steps to prevent additional damage and notify your facility manager. Take photos of both your storage space and any damaged property. Keep the damaged items until you’ve spoken with the claims adjuster rather than throwing anything away. If a burglary, vandalism, or another criminal act may have occurred, contact local law enforcement and file a police report. You can then contact Bader directly to begin the claims process.

A Few Extra Ways to Protect Your Stored Belongings

Insurance is only one part of protecting the things you put into storage. A few simple storage habits can also make a difference:
  • Use a quality disc or cylinder lock.
  • Keep belongings elevated on pallets or shelving when possible.
  • Cover furniture and other items to protect them from dust.
  • Clearly label your boxes.
  • Keep an inventory or photos of stored items somewhere outside your unit.
  • Avoid keeping valuables such as jewelry or currency in a storage unit.

Taking a little extra time when packing and organizing can help keep your belongings better protected and make accessing your unit much easier.
